Delivery Methods

Construction Manager at Risk (CM at Risk or CMAR) is a collaborative delivery method where Marksmen General Contractors becomes your trusted partner from day one. By engaging early, we work alongside the design team to provide expert input on costs, schedules, and constructability. This proactive approach ensures a streamlined process, reduces risks, and keeps your project on track from concept to completion.

In a nutshell

Best for: Collaborative projects needing budget management and early input.
Strengths: Maximizes value, encourages teamwork, reduces risk.
Challenges: Requires early trust and commitment between stakeholders.

Strengths & Considerations
Early collaboration minimizes surprises and optimizes efficiency.
Provides cost certainty before construction begins.
Enables design and construction to progress simultaneously, saving time.
Requires a high level of trust and collaboration between all stakeholders.
May involve a higher pre-construction cost.

With Design-Build, Marksmen General Contractors takes full responsibility for both design and construction, serving as your single point of contact. This integrated approach fosters accountability, streamlines communication, and accelerates project delivery, ensuring a seamless experience from vision to reality.

In a nutshell

Best for: Streamlined projects requiring single-point accountability.
Strengths: Accelerates schedules, simplifies communication.
Challenges: Relies on aligning design and construction under one vision.

Simplifies communication by consolidating responsibility.
Accelerates project timelines due to overlapping design and construction phases.
Reduces risk of scope gaps or miscommunication between design and construction teams.
Relies heavily on the expertise of the Design-Build team to align with project goals.

The Design-Bid-Build method also known as Traditional or Competitive Sealed Proposal (CSP) follows a traditional approach, separating the design and construction phases. Marksmen General Contractors steps in after the design is complete, a competitive bidding process amongst several General Contractors is conducted and the owner chooses the General Contractor that is right for them. This method is ideal for projects where a clear, fully developed design is established upfront.

Clear separation of responsibilities between designers and builders.
Familiarity and widespread use ensure predictable outcomes.
"Design in a silo" often leads to budget overruns and costly delays.
Longer overall project timelines due to sequential phases.
Limited builder input during the design phase may lead to constructability issues.

Choosing the best delivery method depends on your project’s goals, budget, and timeline. At Marksmen GC, we don’t believe in one-size-fits-all solutions. Instead, we start by listening to your needs and providing expert guidance to match you with the method that ensures success.
