Job Description

Position Overview:

The Preconstruction Manager will be responsible for overseeing the Estimating Department, ensuring all estimates are meticulously prepared with a clear understanding of risks, budgets, and project requirements. You will work closely with the Preconstruction Director and collaborate across multiple departments to ensure successful, timely, and accurate project bids. In this role, you will play a key part in shaping the estimating process and strengthening client and subcontractor relationships while fostering a culture of collaboration and accountability.

Key Responsibilities:
  • Estimate Preparation and Risk Mitigation:
    • Ensure that all estimates are seamless, prepared with full coverage, and that all risks are mitigated in advance, eliminating surprises on bid day.
    • Oversee the timely submission of all bids with excellence, ensuring quality and precision.
  • Estimating Department Management:
    • Manage the Estimating Department’s day-to-day operations, including calendars, strategic goals, and regular performance reviews.
    • Conduct quarterly conversations with Estimators, providing mentorship and ensuring continuous improvement.
  • Support Preconstruction Services:
    • Assist the Preconstruction Director with all aspects of Preconstruction Services, ensuring smooth coordination between departments and stakeholders.
  • Subcontractor Relationship Management:
    • Cultivate strong relationships with subcontractors, maintaining a robust network with at least three deep contacts for each major trade.
    • Foster relationships across various project sizes, market divisions, and regions to ensure diverse and competitive bid opportunities.
  • Client and Design Team Collaboration:
    • Act as the primary liaison between clients, design teams, and the Estimating Department to ensure successful Preconstruction Services.
    • Hold accountability for delivering high levels of client satisfaction throughout the estimating and preconstruction process.
  • Cross-Department Collaboration:
    • Build strong, trust-based relationships with Directors from each department (Preconstruction, Marketing, Business Development, Operations, Risk Management, Accounting, HR, IT, Administration & Operations).
    • Engage in leadership activities within the corporate culture, promoting core values, strategic goals, and service projects.
Key Performance Indicators (KPIs):
  • Ensure all estimates are seamless, well-prepared, and have sufficient coverage.
  • Proactively mitigate risks to avoid surprises on bid day.
  • Submit all bids on time and with the highest standard of excellence.
  • Effectively manage Estimating Department duties, calendars, and quarterly performance reviews.
  • Support the Preconstruction Director in executing Preconstruction Services.
  • Cultivate strong relationships with subcontractors (at least three deep per major trade).
  • Maintain full accountability for client and design team satisfaction throughout the Preconstruction process.
  • Foster cross-departmental collaboration, contributing to a positive and productive work environment.

Experience and/or education Qualifications

Experience:
  • Minimum of 8 years in construction estimating, with at least 3 years in a leadership or managerial role.
  • Proven experience managing large-scale projects, multiple stakeholders, and complex estimating processes.
Skills:
  • Strong leadership and management skills, with the ability to oversee and motivate a team.
  • Exceptional communication skills, with the ability to manage relationships with clients, subcontractors, and internal teams.
  • High attention to detail, with the ability to identify and mitigate risks effectively.
  • Proficiency in estimating software and tools (e.g., Bluebeam, RSMeans, Building Connected).
  • Strong knowledge of construction processes, materials, and trade subcontractor networks.
  • Strong knowledge of multiple delivery methods (e.g., CSP, Design-Build, CMaR, etc.)
Education:
  • Bachelor’s Degree in Construction Science or a related field (preferred).
  • Professional certifications in Estimating or Project Management (e.g., AACE, PMP) a plus.
